To ease the worry and financial hardship of these circumstances, we now offer Damage, Pet and/or Eviction Protection Plans!
It happens. Damage happens. Sign up for Damage Protection and let us worry about the ‘not so little’ things.
How it works:
TJC Real Estate and Management Services will cover up to $5,000 worth of property damages after the tenants security deposit has been depleted. This may include, but is not limited to, carpet replacement, wood floor refinishing, landscaping, cabinet/counter repairs, appliance repairs, and window repairs.
Fine Print:
- The tenants’ security deposit will FIRST be applied to damage expenses. Thereafter, TJC will cover up to $5,000 of additional damages over and above the security deposit.
- Owners may sign up for this program at anytime, including mid-lease, with TJC approval.
- TJC will make its payment (for any amount owed by the terms of this program) within 5 business days of finalizing the tenants’ security deposit return disposition letter.
- After TJC has made a payment in lieu of this program, TJC has the right to attempt to collect/recover any amounts owed by the tenant for the damages caused by the tenant. This includes billing the tenant and/or sending the tenant to collections. Any amounts that are recovered from the tenant is the property of TJC.
- For purposes of this program, the amount paid out to owners will be equal to the amount owed by the tenant (not including rent) based on the typical security deposit return process. This process takes into account industry standard amortizations for carpet/paint/hardwood, etc., but not wear and tear.
- Should an owner utilize more than one of TJC’s protection programs, the maximum benefit paid out under one tenant/lease is $10,000.
- The Damage Protection Plan automatically renews unless a 30 day written notice is received by the owner stating request for cancellation.
- Should any changes/modifications be necessary to this program, TJC will provide a 30 day notice to the Owner. Owner would then have the right to exit the program during that 30 day period.
- Upon notice of termination of the property management agreement between the Owner and TJC, the Damage Protection Plan will terminate immediately.
- No refunds for any prepaid amounts will be provided.
In the unfortunate circumstance that your TJC tenant needs to be evicted, our Eviction Protection Plan is available to give you the peace of mind you deserve and saves you the daunting costs of an eviction.
How it works:
TJC Real Estate and Management Services will cover up to $5,000 worth of eviction expenses after the tenants’ security deposit has been depleted. This may include, but is not limited to, serving the tenant, posting of notices, court costs, sheriff’s fees, attorney fees, as well as lost rent (even if the eviction process was started, but not completed) and removing tenant items from the home. The leasing fee (when re-leasing the home after the eviction has been executed) will be waived if the total duration of the evicted tenant’s lease completed is under 12 months.

- The tenants’ security deposit will FIRST be applied to eviction expenses. Thereafter, TJC will cover up to $5,000 of additional damages over and above the security deposit. - Physical property damages are not included in this program unless Owner is part of this program via the Complete Protection Plan. Jury trial costs are not included in this program or the Complete Protection Plan.

- Owner hereby agrees to allow TJC to make eviction decisions (with respect to posting notices, allowing extensions, continuing the process, when to turn it over to the attorney, etc.).

This includes billing the tenant and/or sending the tenant to collections. Any amounts that are recovered from the tenant is the property of TJC.

TJC Real Estate and Management Services will cover up to $1,500 worth of pet damage caused by a qualified/approved cat or dog that is beyond normal wear and tear after the pet and security deposits have been depleted.

TJC Real Estate and Management Services will cover up to $1500 worth of pet damage caused by a qualified/approved cat or dog that is beyond normal wear and tear after the pet and security deposits have been depleted.
- All pet fees charged to the tenant will be retained by TJC no matter the events that may occur after fees are collected.
- This program only applies to pets that are qualified/approved by TJC and does not apply to unauthorized pets or service/ESA animals.
- The pet deposit and the tenants’ security deposit will FIRST be applied to damages caused by the pet(s). Thereafter, TJC will cover up to $1,500 of additional damages over and above the pet deposit and security deposit.
- Owners are automatically enrolled in the Pet Protection Plan.
- TJC will make its payment (for any amount owed by the terms of this program) within 5 business days of finalizing the tenants’ security deposit return disposition letter.
