Frequently Asked Questions by Future Tenants

Here you will find our most commonly asked questions for renting our properties.

Section 8:

Yes, we accept Section 8 at all of our properties. You must meet our credit criteria of at least a 660 credit score. If your voucher does not cover the full amount of rent you will need to provide proof of income that is 3xs the amount of rent not covered (Example: rent is $2000 per month and your voucher is for $1800 per month. You will need to show proof of income for $600 per month) Below is the process for processing Section 8 vouchers.

  1. Please make sure that your voucher falls within the parameters of the home you would like to rent (number of bedrooms, etc).  Also, please inquire about our income and credit requirements. Once this is verified, fill out an application on our website and schedule an appointment to drop off your DHA paperwork at our office for completion.
  2. Please note that we only accept one DHA applicant per property at a time. If we already have a DHA applicant, we will ask you not to submit DHA paperwork, but just fill out an application and we will put you on a waitlist for the said property.
  3. Once the paperwork is filled out, you will receive a call from our office to pick up the paperwork and submit it to DHA.
  4. We are not able to hold property through the Section 8 process. We can only hold the property once the property has passed the DHA inspection.
  5. DHA will call to set up an inspection.  Once we hear from DHA that the inspection has cleared, then we will send you a lease.  The lease and security deposit is due within 24 hours of the lease being sent to you.
  6. If DHA does not approve the property due to Rent Reasonability, they will contact us to see if the owner will lower the price.  If the owner declines, then unfortunately we are unable to offer a lease.

How to Book a Showing:

How do I book a showing? Book a showing: To book a showing please fill out an application by clicking the “Apply Now” button on the listing you are interested in. If you meet the minimum criteria for the home we will reach out to schedule an in-person showing. We request an application be completed and prospective tenants meet our minimum criteria before viewing our homes as most of our homes are occupied. This helps to limit the person-to-person contact and ensures qualified applicants are viewing our homes. All of our homes have a virtual tour that can be viewed by clicking “Virtual Tour” under the desired listing. Although not recommended we may be able to schedule a showing before completing an application if the home is listed as available now. If you are interested in this option please email info@tjcrealestate.com and include the property address and the date and time you would like to see the home.

How do I determine the available date? 

On the Rentals page of our website in the blue box you will see Available and the date. This is the date the home is available for move-in.

Available Now: 

This home is available for immediate move-in.

How do I apply for one of your homes?

From the Rentals home page please select the desired home. On the right, you will see an “apply now” button. You can complete your application from there. Please note that we are unable to accept Zillow applications. You can also watch the video below for step-by-step instructions on how to apply for one of our homes.

What are your qualification guidelines to get approved to live in one of your homes?

All applications are considered. Below are our general guidelines. 

Monthly Income: 2xs the rent

Credit Score: 660+

What documents do I need to provide with my application?

You will be prompted to upload your most current income documents. If you are paid weekly or bi-weekly please provide at least 30 days of your most current pay stubs. If you are paid monthly please provide 3 months of your most current pay stubs. If you are qualifying based on an account with a large sum of money please provide the 3 most current FULL statements. If you are qualifying based on tax returns please provide the 3 most current FULL tax returns.

I have applied for a home, now what?

Once we have had the opportunity to review your application (typically 48 business hours or less). If you qualify, we will contact you to schedule an in-person showing. If you are applying with a roommate please make sure they have completed an application as well. We cannot process your application without all applications being submitted. Please be on the lookout for an email from us requesting any additional information. We are unable to move forward with your application until all documents are received. 

How much is the security deposit? 

If qualified, the security deposit is equal to one month’s rent. In some instances, an additional deposit may be required. If you have pets there will be additional deposits and fees.
