building a home

Denver’s housing market is looking sparse in 2020/2021. Since 2019, there has been a ten percent drop in available housing. Home inventory is at its lowest. Due to this huge housing shortage, building a house is a really great way to go. Let us take the guest work out of building a home for you! Building your new home is exciting, especially when you know how the process works. Once your realtor has found you a builder, here is the step-by-step process of achieving your dream home:

  1. Prepare construction site and pour concrete foundation
  2. Rough framing is completed
  3. Rough plumbing and electrical HVAC is completed
  4. Insulation is installed
  5. Drywall and interior fixtures are completed, and start on exterior finishes
  6. Interior trim is completed, exterior walkways and driveway is installed
  7. Hard surface flooring is installed, countertops are installed, exterior grading is completed

Now that you know what to expect, are you ready to build?

Here are the best places to get going in the Denver Metropolitan area:

Denver Skyline building a home

Painted Prairie (Aurora, CO)

This master plan community is growing rapidly, and is just a few minutes from Denver International Airport. The community offers a variety of housing options such as paired and single-family homes ranging from 1,200 square feet to 3,000 square feet. Whatever stage of life you are in, Painted Prairie offers endless opportunities. It is a community built on inclusion and diversity, made of many people with unique backgrounds that create a fresh, friendly living experience. Planning a family? This location is perfect for you! They are planning on building a school in the second quarter of development, which is coming soon. By the time your kids are ready for school, their schools will be ready for your kids!

If building from scratch isn’t for you, Painted Prairie also offers Quick Move In Homes, which are homes that are already being built and are near completion. Bonus: There’s still time to add personal touches!

The Aurora Highlands (Aurora, CO)

This newly conceived, and quickly developing community is bringing new homes to the front range, and new opportunities to the region. They offer a range of housing options from single family homes to luxury offerings at various price points. This is a much-needed master plan community where there is something for everyone! It is located a mere thirty minutes from all of the major employment centers in the region, which is bringing hundreds of thousands of new jobs to the area. The Aurora Highlands is creating a place that brings people together in an area where there are endless ways to connect to the things you want more in life, such as careers, shopping, dining, short city trips, or big trips around the world since it’s located five minutes from the airport! With new schools, libraries, parks, playgrounds, and athletic fields on the horizon, there are endless opportunities for your household. If you are a young family, The Aurora Highlands is a great place to build. Currently, there are not enough residents to support their own school in the community, however, with how much they are planning to grow, they will soon have a school right in the neighborhood.

Solterra (Lakewood, CO)

If you want to live closer to the mountains, Solterra is a great option! Right in the foothills in Lakewood, Colorado, a Soltera master-planned community began. With access to hundreds of hiking and biking trails, parks, and a luxury community pool, your home will feel like a vacation spot! Today, there are about 800 homes in the community, with the final phase under construction. Solterra is a part of Jefferson County, home of some of the most competitive schools in Colorado, both public and private. According to CSAP scores, Jefferson County’s public schools rank above the rest of the state at every grade level and in every subject.

Thornton, Wheat Ridge, and Broomfield are also great places in the Denver Metropolitan area if you are looking to build, or for a quick move-in home!
