We review each applicant’s credit, criminal background, rental history, and income to ensure they meet our qualification standards. Applicants using housing subsidies or vouchers will not have credit score, adverse credit events, or lack of credit credit considered, in accordance with Colorado law.

Each adult applicant is screened based on the following criteria:

Credit History

  • A 660 credit score is generally recommended.
  • Applicants with lower scores may still be considered based on other strengths such as income or rental history.
  • We do not consider credit history for applicants with subsidies in accordance with Colorado law.

Income

  • Minimum 2× monthly rent (before taxes).
  • For applicants with subsidies, in accordance with Colorado law, we only consider the portion of rent paid out of pocket.

Rental History

  • We inquire about past rental performance for payment history and lease compliance.
  • We do not consider adverse credit events for applicants with subsidies in accordance with Colorado law.

Criminal Background

  • No felony convictions and certain misdemeanors within the past 5 years.
  • Only convictions are considered.
  • Each case is reviewed individually.

Sex Offender Registry

  • All applicants are screened against the national sex offender registry.
