Evolution of Green Valley Ranch. Now, Aerotropolis, Northeast Denver and Northwest Aurora.

Green Valley Ranch. Denver’s Aerotropolis. Northeast Denver. Northwest Aurora.  This part of Colorado is blooming like a sunflower field; strong, quickly, and with grace. Here is an abridged story that will give you a glimpse of what has happened and what is to come.

Green Valley Ranch – The Evolution

Before Green Valley Ranch (GVR) was a master planned neighborhood, the land belonged to a booming farm and ranch community. One of the earliest residents, Mr. Ebert,  homesteaded a large plot of land for his ranch that stretched along both sides of 56th Avenue.  Over the next 30 years he and his family members cultivated approximately 1,400 acres of what is currently Green Valley Ranch and in turn supplied much of the agriculture needs to Denver and Aurora during that time.  In the early 80’s the Alpert Corporation began the development stages of the now master planned community.  Through trials and tribulations, GVR has continued to persevere and thrive with currently over 35,000 residents.

Green Valley Ranch (GVR), is no longer the new addition to Northeast Denver.  GVR has earned its spot as the first master planned community in Denver’s Aerotropolis. It is an established hot spot for singles and families looking for a thriving and affordable Denver community to call home. In the last 12 years, GVR has acquired highly rated public and charter schools, developed great areas for shopping and created a sense of community with neighborhood events such as free outdoor movies and concerts in the summertime. They also offers a golf course, recreation center, public library, Town Center Park (baseball diamond, skate park, pond, and acres of open space), light rail stop at Pena Station, and a booming workforce with the close proximity to Denver International Airport, Gaylord of the Rockies, and the new communities sprouting all around.

New Communities

Speaking of new communities, Denver’s Aerotropolis continues to grow.  Sprawling from Northeast Denver to Northwest Aurora, a new hub for businesses, family connections, and putting down roots is coming together.

High Point

Near completion, located east of Tower Road and north of 56th avenue, High Point is an 1800 acre, mixed use, master planned community that will feature 1600 single family homes built by Century Homes and DR Horton, 1400 multi-family residences, 300 acres of protected open space featuring 13 miles of trails, 10 million acres of business park development,  up to 500 acres of retail space, and the only Aerotropolis community thus far to have their own community swimming pool.

Painted Prairie

Painted Prairie, a new residential and commercial subdivision in Denver’s Aerotropolis region, Painted Prairie is expected to bring 3200 homes from these builders: KB Home, David Weekley Homes, McStain Neighborhoods, Meritage Homes and Epic Homes.  There will be something for everyone with single family and paired homes ranging from 1150 sq. ft. to 2700 sq. ft. and starting in the low $300’s. North of Green Valley Ranch, east of High Point and west of the Aurora Highlands, this new neighborhood is sprawling from Dunkirk Road to Piccadilly Road and 56th Avenue to 64th Avenue in the far Northwest corner of Aurora. The 22-acre park that connects the Town Center and Painted Prairie community offers endless opportunities to explore and relax such as the promenade, community gardens and orchard, picnic tables, fire pits, space for outdoor concerts and events, and the arroyo which offers slides on which to ride from top to bottom. The views are spectacular!!

Aurora Highlands

The Aurora Highlands is a 2,500 acre master planned community just north of I-70 and east of E-470 located in Aurora, Colorado. They are moving right along as they continue to break ground.  The builder trailers have moved in by the information center where Richmond American Homes, Century Communities and Bridgewater Homes will root until their models are complete. Richmond American Homes is currently open for sales with four new model homes open for touring! Century Communities and Bridgewater Homes aren’t too far behind!
